Northwest Hills Neighborhood Information
The Northwest Hills community is exactly that, northwest of the center of Austin, and made up of two zip codes, 78731 and 78759. Just 10 minutes from downtown and conveniently located between Mopac, Hwy 360 and RM-2222 and Hwy 183. This makes Northwest Hills one of the easiest communities to live in when considering commutes and just daily city drives. The average property in the neighborhood tends to sell for around $600,000. This does include condos, duplexes and single family homes so depending on what you are looking for the price can jump dramatically, especially if you want a view. If you are looking for a view then this is a great community to explore. The hilltop and hillside homes offer amazing views both south and west with gorgeous rolling hills covered in trees, lakes and rivers and much less urbanization than in other views within the city.
The constructions range in dates from the 1960’s up to brand new builds however you will rarely find any developments in this part of the city as most of the land has a home built on it already. Typically you will find homes with traditional, contemporary and modern styles with a mix of wood, brick and stucco. You can find cute little one story houses, 2 bedroom condos and duplexes as well as larger 3 and 4 bedroom single family homes (both 1 and 2 stories). Many of the homes feature pools and/or a spa, large garages, giant oak trees, and well manicured lawns. The different styles throughout the neighborhood make it interesting to walk around but it isn’t extreme. The building and yards are consistent and match well throughout the neighborhood.
The neighborhood is very active and many people of all ages walk, run and ride their bikes. The HEB and farwest/Mesa shopping spots handle all of your grocery and basic needs and the restaurants have some great options. Saffron Indian Cuisine, Torchy’s and Biderman’s deli are great places to get lunch and dinner. There are also multiple bus stops and lines that run through the streets so the neighborhood is popular for college undergraduates and graduate students. This a quiet and welcoming community of people so don’t expect a nightlife but do expect friendly waves from neighbors you have never met.
The schools are one of the most important parts as to why this neighborhood is so desirable. Many families specifically move to Northwest Hills and stay until their children are out of grade school. Grade students in this community will attend one of Austin ISD, Lake Travis ISD, Leander ISD, or Round Rock ISD. There are also private school options including a Montessori school as well as a Jewish and a Catholic private school.
